A new €80 million development is set to be constructed in Limassol, featuring roof gardens and underground parking for 498 vehicles.

The Republic of Cyprus's Department of Environmental Protection has received a proposal for a complex comprising two 13-story buildings in Limassol, which will include apartments, offices, and retail spaces. This project is estimated to take 2.5 years to complete once all necessary permits are obtained.

Situated at the intersection of Omonia and Paphos Avenues (continuation of Makarios Avenue), the site spans 14,715 sq. m, with a total construction area of 18,719 sq. m above and below ground.

The development plans call for two 13-story structures:

  • A residential building featuring 75 apartments and five retail units on the ground level facing Pafu Avenue.
  • An office building that will include a restaurant, conference room, cafeteria, and gym.

The design will incorporate roof gardens, and the underground levels will provide parking spaces for 498 vehicles, including 17 accessible spots for individuals with disabilities. The area will be landscaped into a private garden with a swimming pool.

To mitigate traffic congestion, the developer has suggested several initiatives:

  • Implementing flexible work schedules that combine in-office and remote work.
  • Encouraging the use of bicycles, scooters, and motorcycles among residents and office staff by providing dedicated parking for these modes of transport.
  • Establishing a local hiring policy that prioritizes candidates who live nearby.
  • Promoting carpooling to reduce the number of vehicles on the road.
