Jomento Properties has filed an Environmental Impact Assessment for a €45 million mixed-use project named “Wolga” in the Pyrgos area of the Limassol district. The development will occur in two phases over 36 months, once the necessary permits are obtained. It will feature tourist and residential components spread across four separate land parcels that will be established following the demolition of existing structures.
The project includes three residential buildings, a hotel, and a sports center. A new road will be constructed in the northern part of the development to enhance access and connect to existing roads that lead to the quarries.
Planned features of the development include 321 parking spaces, with provisions for 13 disabled parking spots, 150 bicycle spaces, and 30 motorcycle spaces.
The Environmental Impact Assessment indicates that the construction and operation of the project will result in both negative environmental impacts and benefits.
Some negative impacts, which cannot be entirely mitigated, are classified as “significant” and will necessitate special management and oversight.
At the same time, the project is anticipated to bring economic and social advantages, enhancing local development and generating new job opportunities. The Wolga project contributes to broader development strategies in the region, introducing new elements to the tourist and residential landscape of Limassol.
The proposed site is situated among various land uses and developments within the Pyrgos community in Limassol. The surrounding area has historically been identified with heavy industry, including cement production, a power station, and quarry operations.
To the north of the site is a National Guard driving track, with restaurants and entertainment venues located further north. To the west, there are facilities related to the Moni Power Station and the Electricity Authority of Cyprus, while the former Moni Cement Works is located to the south of the project.
Industrial developments and quarries are found to the east of the site, and in the northeast, there are also dining options and a gas station.
A recycling facility can be found southeast of the area, with the coastline situated to the south of the development site.
